Prop Neural AI operates from Suite 110 at 285 West 6th Avenue in Mount Pleasant — a neighbourhood where industrial lofts, new rental towers and legacy retail sit on the same block. That mix shapes how we read markets: we trust models, but we also walk the street.
Why we publish briefs instead of dashboards
Property decisions happen in memos, lender calls and Monday stand-ups — not inside BI tools that half the team never logs into. Our founders came from asset management and data science roles where the recurring failure mode was beautiful charts with no narrative. The Market Brief format forces clarity: thesis first, evidence second, risks third.
Neural models handle the mechanical work — comp matching, seasonality decomposition, anomaly detection across rent rolls — while analysts own the story. Every deliverable carries a reviewer signature, source appendix and explicit limitations section. We would rather shrink scope than ship unreviewed output.

Who we serve
Our clients are property operators, developers, REIT analytics teams and family offices with assets in British Columbia — typically five to four hundred units under analysis, though we take scoped one-off assignments for single assets when the decision is material.
We are not a brokerage, not a wellness brand and not a training course. We do not sell get-rich-quick real-estate content or passive-income fantasies. If you need someone to list units or represent buyers, you need a licensed realtor — not us.

Most work happens in Vancouver Pacific Time, with data pipelines refreshed overnight so morning briefings reflect the prior day's filings. Remote review calls are standard for clients elsewhere in BC or across Canada; onsite walkthroughs are available in Metro Vancouver when physical context matters for a submarket read. Our responsible-AI practice means every model output carries documented limitations — we publish what we know, what we assume and what could change the conclusion.
